Property Management Services
Perform site inspections on a regular basis
Prepare agenda for and attend regularly scheduled Board meetings
Coordinate and facilitate annual meetings
Negotiate for, secure, and manage vendor services
Obtain and evaluate proposals for special projects and manage these special projects to completion
Manage maintenance of common areas
Supervise property personnel and contract staff
Act as a liaison between the Board and both the cooperative's shareholders and its vendors
Obtain and oversee any necessary legal assistance
Maintain owner/occupant information and correspondence records

Financial Management Services
Prepare annual budget
Prepare and analyze monthly financial reports, including profit and loss statements
Bill and collect maintenance fees/common charges as well as any assessments
Monitor accounts receivable and accounts in arrears
Manage accounts payable and pay building expenses in a timely manner
Maintain and reconcile all financial accounts of the property
Administer STAR program
